Definition

The SA801 is the Partnership UK Property supplementary page to the SA800 Partnership Tax Return. It reports the partnership's rental income from UK land and property, the expenses and tax adjustments, the profit or loss for the return period and the residential finance costs, all of which are shared out to the partners on the Partnership Statement.

Who completes it

A partnership or LLP that received rents or other income from UK land or property in the return period, whether letting is its whole business or a sideline to the trade. The income is reported here rather than on each partner’s SA105, and each partner’s share then flows through the Partnership Statement to their SA104.

What it asks for

  • Income: rents and other income (box 1.21), tax deducted from it (1.22), chargeable premiums (1.23) and reverse premiums (1.23A).
  • Expenses (1.25 to 1.30): rent, rates and insurance; repairs and maintenance; non-residential finance costs; legal and professional costs; cost of services provided; other expenses. The net profit or loss (1.32) follows.
  • Tax adjustments: private use (1.33) and balancing charges (1.34) add back; the Annual Investment Allowance (1.35A), other capital allowances (1.35B to 1.36) and the cost of replacing domestic items (1.37) deduct. The profit or loss for the return period (1.39) goes to statement box 19.
  • Residential finance costs (1.40): mortgage interest on residential lets, which is not an expense. Each partner’s share goes to statement box 26 so they can claim the 20% tax reduction on their own return.

Box 1.22A says whether the property income is on the traditional accruals basis rather than the cash basis; the Annual Investment Allowance can only be claimed with it.

In Tax Optimiser

The Supplementary step of the SA800 wizard has the Land & Property grid. Boxes 1.32 and 1.39 are calculated, each box’s hint says which statement box it feeds, and the page is filed only when it carries figures.
